Refer your family or friends to join the Penn Estates community. For every successful move-in you earn a $300 rent credit, and the person you referred gets their first month of lot rent free.
Referral Program Terms
These terms govern the Make Your Family Your Neighbor resident referral program at Penn Estates. Please read them before referring someone.

The referring resident’s account must be in good standing, with no past-due balance, at the time of the referral and at the time of payout.
Patriot Holdings and on-site staff, and their immediate family, are not eligible.
03Who counts as a referred person
The referred person must be new to Penn Estates: not a current or former resident, and with no prior tour, application, or inquiry.
04When a referral is successful
A referral counts as successful once the referred person signs a lease, moves in, and stays current on rent for 60 days.
05How and when the credit is paid
The $300 rent credit is applied to the referring resident’s account within 30 days of that 60-day period being met.
One $300 incentive is paid per successful referral, regardless of household size.
06Screening and approval
Referred residents must independently qualify under standard screening, including credit, background, and income checks. Normal approval standards still apply.
07Taxes
Incentives may be taxable. Residents receiving $600 or more in incentives in a calendar year may receive a Form 1099.
08Verification
Penn Estates may verify any referral and deny incentives that are fraudulent, falsified, or coerced.
09Program changes and validity
Penn Estates may modify, suspend, or end this program at any time, at its sole discretion.
Valid 12 August to 30 September 2026. Void where prohibited by law.
